Rate vs Comparison Rate — Plain English
The interest rate (Rate p.a.)
This is the raw rate your interest is charged at. It is the only figure that drives your actual repayments. A lower rate here means lower monthly repayments — nothing else.
The comparison rate
This is the interest rate PLUS most of the compulsory fees — application fee, ongoing or annual package fees, settlement costs — rolled into one percentage. It exists by law so you can compare loans on a like-for-like basis, instead of being drawn in by a low headline rate that hides heavy fees.
Why comparison rate is almost always higher
It's the interest rate with the fees added on top. When the two numbers sit close together, the loan is light on fees. A wide gap is telling you the fees are heavy — often an annual package fee of around $395 that buys an offset account.
The catch most people miss
The standard comparison rate is calculated on a $150,000 loan over 25 years. On a larger loan, fixed-dollar fees spread across a much bigger balance, so the real comparison rate on your loan is lower than the advertised one. Treat it as a rough guide to fees — not the number your repayments are based on.
Bottom line
Compare the Rate p.a. to know what you'll actually pay each month. Glance at the comparison rate to sense-check the fees. Then look at whether the features you're paying for — offset, redraw, extra repayments — are ones you'll actually use.
