| Let’s call it for what it is. I am not going to sugar coat what is happening out there. |
| Buyers are cautious. Sellers are adjusting, but not by enough. |
| Some re-listings are back on the market after a year (this week there are 6). Of the 231 houses listed at 1 October, 48 were re-listings. 32 of those had been on the market for more than six months, and most of them are returning with same old prices. |
| New listings are starting to return as the school holidays end. Sales have dropped away. There were 30 this week against 16 last week. Holidays explain much of that. |
| They do not explain the price signal. The Sale Price Index came in at negative 9.83%. Median days on market for sales was 72. |
| I will be straight about it. That is based on two sales. Two sales is not a trend. It is a warning light. |
| There are 12 auctions scheduled for tomorrow. They may improve the picture, but I doubt they will. |
