| The average sale price fell 13% to $3,790,000 and the SPI worsened to −4.97%. Days on market stretched to 38 days. Auction volume dropped to 78 (32% vs 37%), though results improved at the margin — fewer passed in (5 vs 7) and fewer price reductions (16 vs 21). |
