| Fourteen new listings hit the Lower North Shore this week and we’ve already banked five sales by Friday, with another five auctions going under the hammer tomorrow. | ||||||
| That’s the shape of the market right now: steady stock, buyers ready, and vendors who price with the market getting rewarded quickly. | ||||||
| Zoom out to the year and the picture sharpens. We’ve tracked 856 house listings YTD worth $3.66 billion, with a median listing price of $4 million. Two-thirds of those went to auction — the method is doing the heavy lifting for well-presented A-grade stock. | ||||||
| On the sold side, 503 houses have changed hands YTD for $2.35 billion, median $3.965m. What’s interesting is where the sales happen: 42% are done pre-auction, 28% post, and only 16% under the hammer on the day. Buyers are moving early when the property is right. | ||||||
