After your home launches, the market starts talking. Every enquiry, inspection, second visit and buyer comment tells us something in real time. The challenge is knowing which feedback deserves attention — and which is simply noise.
|

The Signal
What buyers do matters more than what they say
|
|
During the first two weeks, we closely monitor:
|
| → Online views and enquiries — and how quickly they arrive |
| → Enquiries converting into inspections |
| → The number and quality of inspection groups |
| → Second inspections — one of the strongest signs of genuine interest |
| → Contract requests, and building and pest reports |
| → Auction registrations, where applicable |
| → Where price feedback clusters across several qualified buyers |

|
|
A buyer who returns for a second inspection, requests the contract and orders a building report is telling you far more than a dozen visitors who say, “what a lovely home,” or “the presentation is nice,” on their way out.
|
|
Quality matters just as much as quantity. Are the visitors genuinely suited to the property? Are they finance-ready? Have they already sold? Have they recently missed out elsewhere and are now ready to act? Ten motivated, qualified buyers are worth far more than fifty casual browsers.
|
|
The agent’s job is not merely to report the headcount. It is to determine who is serious, what is holding them back, and what their behaviour is telling us.

What To Listen To

Listen when the market speaks through behaviour and repetition:

| → Enquiries consistently converting into inspections |
| → Buyers returning for second or third visits |
| → Several qualified buyers independently identifying a similar price range |
| → Contracts being requested and reviewed |
| → Building reports being ordered |
| → Buyers discussing settlement terms, deposits or making offers |
|
|
One comment is an opinion. A repeated pattern across several qualified buyers is market evidence.

What To Ignore

Ignore the noise dressed up as insight:
|
| → A low-price opinion from someone unwilling or unable to make an offer |
| → Flattery with no follow-through — “beautiful home” is not a bid |
| → Comments about personal taste that other buyers do not repeat |
| → The neighbour down the road who “reckons” it is worth more — usually considerably more |
|
|
“The most comfortable feedback is not always the most useful. The truth is usually found in the pattern.”

When To Act
Silence is feedback too
|
|
Silence is feedback too. If enquiry is low, inspections are thin and no buyers return during the first two weeks, the campaign is not connecting strongly enough with the market.
|
|
That does not automatically mean the price must be reduced. The first step is to identify the cause. Is it the presentation, photography, marketing, access, price positioning — or a combination of these?
|
|
Act on patterns, not isolated comments. When several qualified buyers independently raise the same concern, or when activity consistently falls short of comparable campaigns, the evidence deserves a response while the property is still fresh. Waiting and hoping the feedback will improve by itself rarely strengthens the seller’s position.

The flattering comment feels good. The low opinion stings. Neither should control the strategy on its own. What matters is the pattern: how many buyers are engaging, how qualified they are, what actions they take, and where their price expectations begin to cluster.
The market will usually tell us within the first two weeks whether a campaign is connecting. Our job is to interpret that evidence honestly and have the straight conversation early — while there is still time to improve the outcome.
The best result does not come from hoping the feedback changes. It comes from understanding what the market is saying — and acting before the market moves on.

Of the 28 new listings this week, 9 are relisted campaigns. There has been hardly any change in pricing — are these vendors waiting for a miracle?

The wider picture is more revealing. Across the Lower North Shore so far this year, 932 homes have been listed and 557 have sold. That is 60% sold against 18% withdrawn, with 22% still trying. Of every 100 homes brought to market across our patch in 2026, 60 have found a buyer, 18 have been pulled, and 22 are still active.

Here is where the 208 current listings actually sit, and how fast each band is moving:

| → $3M–$5M holds the deepest part of the market — 47% of all 2026 listings. Median days on market across all stock is 84.5 days. |
| → $5M–$7.5M is sitting at 80 days, slightly above benchmark, despite steady enquiry at the right guide. |
| → $10M+ is the slow lane. Just 14% of listings but 39% of total value — and at 148 median days, it is by far the slowest band to clear. |
|
|
|
The data is blunt. At $10M and above, this market is unforgiving on price and unforgiving on presentation. Buyers at that level are comparing your home against the very best on the Lower North Shore, and they have time.
|
|
What this means: the market is forgiving at $3M–$5M and punishing above $10M. Position accordingly.
|
|
What’s Coming Through The Auction Pipeline

| → 29 August: 24 auctions booked — the busiest Saturday of the run |
| → 5 September: 20 auctions booked |
| → 12 September: 14 auctions booked |
| → 19 September: 1 booked so far — still filling |
|
|
|
Of the 208 current listings, 74 (36%) are scheduled for auction over the next five weeks. If you are selling, that is the competitive context — and your reason to be in the market now, not after the next clear weekend.
|

Why This Matters — The Northbridge Numbers
|
|
While fifteen different agencies shared thirty premium sales across the Lower North Shore last quarter, only one name appeared twice in Northbridge — and both times it was ours. Team Howe closed every premium transaction in our home patch between June and August: 12 Tenilba Road at $6.18M and 47 Tunks Street at $7.608M.
