| We currently have 276 listings on the market. 110 of them are scheduled for auction or EOI. That is 40%. |
| We have not seen that share since 1 June, when it was also 40%. |
| The listings are building at the same time as sales remain flat. Sales were 12, 8 and 8 over the last three weeks. Stock went from 231 to 251 to 276 over the same stretch. |

David’s take
A full auction calendar is not a sign of strength. It tells us how many vendors have committed to a date, not how many buyers have committed to a price.
Auction puts a deadline on a price conversation. That helps a vendor who is realistic and hurts one who is not.
The test comes on 7 and 14 November, with 32 and 28 auctions. That is 60 in two weekends. If buyers meet the guides, the market is healthier than the sales numbers suggest. If they don’t, we will see it in passed-in numbers and withdrawals.
My advice to vendors who are still not changing their mindset. Price to the evidence before the campaign starts. A deadline can’t fix a guide that was wrong on day one.
