A Seasonal Slowdown — Not Yet a Weaker Market
Reduced activity and reduced demand are not the same thing.

|
| This week, seasonal factors appear to be taking hold across the Lower North Shore. |
| New listings fell sharply from 41 last week to just 19 this week — a decline of more than 50%. Only seven sales were recorded, while just eight auctions are scheduled for tomorrow. |
| At first glance, those numbers may suggest the market is weakening. But reduced activity and reduced demand are not necessarily the same thing. |
|
The Important Indicators
|
| The measures that would normally point to genuine market weakness did not deteriorate. |
| Median days on market for all current listings improved to 49 days — down from 55 days two weeks ago and 88 days on 22 August. That is a sustained improvement. If buyer demand were genuinely drying up alongside the fall in new listings, we would expect properties to remain on the market for longer. So far, that has not happened. |
| The median sale price across all 2026 sales also remained steady at $3.9 million, while this week’s average sale price was $5.249 million — the highest weekly average since 11 July. However, only seven sales were recorded, so the average was heavily influenced by the mix of properties sold. It does not prove that prices rose across the market, but it does show that well-positioned higher-value properties are still transacting. |

Two Forward Indicators Moved Together
|
| New listings dropped from 41 to 19, while the auction pipeline fell from 28 bookings to eight over the same period. These are two separate forward indicators pointing in the same direction: fewer owners are choosing to launch campaigns as we approach the holiday period. |
| That supports the view that we are seeing a planned seasonal pullback in supply, rather than clear evidence that buyer demand has collapsed. |
|
The market has become quieter — but quieter does not automatically mean weaker.

|
| There are still signs of price sensitivity: |
| 16 properties reduced their asking prices this week. |
|
| Four increased their prices. |
|
| Four properties were withdrawn. |
|
|
|
|
| Buyers remain selective, and properties that begin above market expectations are still being corrected. |
| The evidence currently points to a market with less new supply, fewer transactions and continued buyer caution — but no broad deterioration in overall pricing or selling times. |
| As always, one week does not establish a trend. The next few weeks will tell us whether activity resumes after the seasonal pause or whether the slowdown begins to affect buyer competition. |

The market never lies — but one number rarely tells the whole story.
