Winter has well and truly arrived, and so has the seasonal slowdown in new listings. However, the Lower North Shore continues to behave differently from many other Sydney markets.
|
|
Buyer demand remains healthy, but buyers are highly selective and disciplined.
|
|
Here is what our data is telling us today.
|
|
|
Approximately 32% of all homes currently on the market have no scheduled open inspection this weekend. Many vendors who have invested heavily in marketing are choosing to remain on the market rather than withdraw, despite limited buyer engagement.
|
|
|
The $3 million to $5 million price bracket accounts for 85 listings, or 45% of the entire market. If you’re selling in this range, competition is intense. Buyers have plenty of choice, making accurate pricing and strong presentation more important than ever.
|
|
|
At the other end of the spectrum, there are 25 homes priced above $10 million, representing around 13% of available stock. That’s a larger proportion of prestige listings than we typically see on the Lower North Shore.
|
|
|
The entry-level market remains extremely limited. There are only five homes under $2 million, reinforcing what we already know—the Lower North Shore’s median listing and sale price now sits around $4 million.
|
|
One statistic stands out above all others
Seventy-four homes—39% of the entire market—have now been on the market for more than 90 days. Sixteen of those have been available for over twelve months.
That tells us many vendors are choosing patience over price adjustments, while buyers continue to wait for genuine value before committing.
|
|
Today, 60 homes have no scheduled open inspection. For these sellers, it may be time to reassess their pricing strategy if achieving a sale remains the priority.
|
|
By contrast, 40 homes have been listed for less than 30 days. These are the fresh listings attracting the greatest buyer attention and, if priced correctly, are the most likely to sell quickly.
|
|
